As i aware, to be good trader, i must have: -
a) Well know all investment instrument
b) Well know all business enviroment
c) Sufficient capital
d) Read all the daily news
Apart of the above, i believed still need a lot others conditions to fulfil. But only the above conditions already need my life time to accumulate it.

Buy a Dream House is your Full Life Responsible
买房子或公寓大概是许多人这辈子最赚钱的事了。相对于其他投资方面来看，买房子有两大优点无人能及：
一是你自己可以住在里面。二是房子在你进驻的同时还能增值，不管你是不是借钱买来的。
接下来让我们仔细计算一下。房屋有个特性，就是它增值的幅度几乎和通膨是相同的。
从这样的观点来看，你只有损益两平。但是，当你付了20%的头期款，从银行那里贷款了80%的资金后，你可能需要花上15年至20年的时间来偿清债务。
这段期间多长，完全要看你与银行间达成的协定而定。在此同时，你自己又住在房子里，不太需要去担心不动产行情如何，至少不需要像担忧股价回档或崩溃那样提心吊胆。只要住在里面，你的房子就会自动增值，你还不需要为这个增值付出资本利得税，而且你还有一生一次换屋可以享用的税赋优惠——就是卖屋后不需要缴所得税。
比方说，当你买了一间价值10万令吉的房子，第一年你的房子就会增值3千令吉，你可能会觉得这样的报酬率和放在银行订存里并无二致。但买房子的好处在于，你只需要先付出2万令吉就可买下价值10万令吉的房屋，因此，这个房子的报酬率应该不是3%，而是15%。
